Late July 2026, and the Southeast Michigan market is giving buyers and sellers mixed signals depending on which county you're watching. Here's what the numbers actually say and what's happening nationally that you should care about.

Washtenaw County is holding the highest median in the region at $443,567, with Livingston close behind at $416,030 and Oakland at $392,699. Wayne County sits at $174,027, which reflects a much broader range of housing stock across that county's many municipalities. These numbers are from Zillow's current single-family data. No dramatic swings, but no softening either. It's a stable market, not a hot one.
