Washtenaw County is sitting at a $443,567 median for single-family homes. Oakland is at $392,699. Livingston comes in at $416,030. And Wayne County is at $174,027. That spread tells you something important: this is not one market. It's four distinct markets with different buyer pools, different inventory pressures, and different price ceilings. Anyone giving you a blanket take on "the Ann Arbor market" or "Metro Detroit" without breaking it down by county is not giving you the full picture.
The Big Brokerages Are Growing, But That Doesn't Change Your Deal
Real Brokerage just posted $700 million in Q2 revenue, a 30% jump year over year. Realtor.com revenue is up 11% for the full fiscal year. These numbers get covered like they mean something for everyday buyers and sellers, but what they actually reflect is that transaction volume and premium listing services are expanding nationally. More money flowing into portals and brokerages means more competition for your attention, not necessarily better outcomes for you. The agent and the local market knowledge still matter more than the platform.
Rental Investors Are Pulling Back, Which Affects Resale Inventory
AMH and Invitation Homes, two of the biggest build-to-rent operators in the country, are publicly acknowledging that capital for new BTR projects is returning slowly. When large institutional buyers slow down, it takes some purchase pressure off entry-level and mid-range inventory. In Wayne County, where the median sits at $174,027, that matters. Fewer institutional buyers competing for affordable single-family homes gives regular buyers a bit more room to work with than they had two or three years ago.

If you're a buyer in Oakland, Washtenaw, or Livingston County, you're still dealing with prices well above $390,000 at the median, which means financing, timing, and negotiation strategy all matter. Don't assume the market is soft just because national headlines are more mixed. If you're a seller, the data still supports strong pricing, but overpricing continues to sit. Properties that are priced correctly are moving. Properties that aren't are getting ignored. Know which county you're actually competing in, price to that market, and stop treating this like it's 2021.
