Nationally, completed new construction inventory is rising, and that is a meaningful change from where we have been the past few years. Builders who were racing to finish homes into a hot market are now sitting on more completed product than they expected. When builders have standing inventory, they get motivated. That means rate buydowns, closing cost contributions, and straight price cuts start showing up on the table. If you have been looking at new construction in Livingston or Washtenaw County and waiting for builders to blink, this is the environment where that starts to happen.
What the County Numbers Tell Us
Median single-family prices across Southeast Michigan right now paint a clear picture of the range in this market. Washtenaw County sits at $440,089 and Livingston County at $416,450, both reflecting strong demand relative to supply. Oakland County comes in at $389,159. Wayne County is at $172,108, which reflects a fundamentally different price tier and market dynamic than the other three counties. These are not uniform markets moving in lockstep. A shift in builder inventory nationally hits each of these counties differently depending on how much new construction actually exists in that specific area.

What to Do With This Right Now
If you are buying in the $400,000 to $450,000 range in Washtenaw or Livingston County, start having direct conversations with builders in addition to looking at resale. Rising completed inventory gives you negotiating room that simply did not exist twelve months ago. If you are selling a resale home in that same price range, you need to be priced correctly and presented well, because buyers now have more options than they did. The market has not crashed, but the dynamic has shifted enough that strategy matters more than it did when everything sold in a weekend regardless of condition or price.
