Labor Day weekend is right around the corner, and the fall market is about to kick into gear. Nationally, there's a lot of chatter right now about consumer sentiment being mixed, mortgage market stress, and ongoing fallout from the NAR settlement. Some of it matters to you. Some of it is just noise. Let's cut through it.

What the Numbers Look Like Right Now in SE Michigan

As of late August, median single-family home prices across the region are holding at levels that reflect how different each county's market actually is. Wayne County sits at $172,108. Livingston County is at $416,450. Oakland County comes in at $389,159. And Washtenaw County is the highest in the group at $440,089. That's nearly a $270,000 spread across counties that border each other. If you're making decisions based on regional headlines, you're already working with the wrong information.

The Mortgage Market Is Still the Biggest Headwind

A major national lender just laid off 160 people in its consumer direct division, citing current mortgage market conditions. That's not a small signal. Higher rates are suppressing activity across product types, including the reverse mortgage space where broker endorsements are described as muted. For conventional buyers in SE Michigan, this means the affordability squeeze is still real. If you're waiting for rates to drop before making a move, you're competing with everyone else who has the same plan. The buyers locking in deals right now are the ones with less competition.

The Commission Conversation Isn't Going Away

The Sitzer settlement is still being picked apart in court. There's a pending petition for rehearing tied to a separate REBNY objection, and federal regulators are paying attention to how the industry restructures itself. None of this changes how a transaction works on the ground in Ann Arbor or Ypsilanti today, but it does mean buyers should understand what they're signing when they enter a buyer agency agreement, and sellers should ask their agent direct questions about how compensation is being handled. The rules changed. Make sure your agent is explaining them clearly.

What to Do With All of This Right Now

If you're a seller in Washtenaw or Oakland County, your price point is still strong but buyers are rate-sensitive and they know it. Pricing tight and presenting well matters more than it did two years ago. If you're a buyer, fall inventory typically gives you more options and less frenzy than spring. The market isn't crashing and it isn't booming. It's a window for people who are prepared and realistic. Be one of those people.
